Virtual Tours.

Once upon a time a buyer needed to visit a house. No more. Virtual tours are now the norm. You can now tour almost every home for sale from the convenience of your home computer or mobile devise, 24-hours a day, 7-days a week and in your pajamas. These virtual tours are the first impression that can make or delay the sale of your house.

Photos have evolved from one exterior black & white photo to multiple color photos of individual rooms, video tour of the property, 3-D tour of the property and aerial Drone tours.

Does that mean Open Houses are obsolete? No. Today’s typical buyer first views a home online and if they like or want to know more only then will they visit an open house.

By the Way, recall one of my posts regarding “Staging”? Well, your home better look in tip-top condition for the virtual tour or the buyer will simply skip to the next one. Remember, you never get a second chance to make a good first impression!

Most often I try to schedule the photography before the house is on the market, so the photos and property information is on the Multiple Listing Service at the same time.

By-the-Way. Most of the time the additional cost of virtual tours is included in my normal negotiable commission, there is no extra charge.
